What $1 Million Gets You in Georgetown, Texas

If you have a $1 million budget for a home in Central Texas, what does that actually get you?

The answer changes quite a bit depending on where you look.

In Georgetown, a $1 million budget can open the door to larger homes, newer construction, upgraded finishes and master-planned communities with amenities that can be difficult to find closer to central Austin.

I recently toured a Highland home in Santa Rita Ranch to show exactly what a home around the $1 million price point can look like in Georgetown, Texas.

And there is a lot to see.

First, Why Georgetown?

Georgetown has become an increasingly popular option for buyers looking north of Austin.

You can still be within reach of Austin while getting a completely different residential experience.

Instead of sacrificing space to be closer to downtown, buyers in Georgetown can find newer homes, larger floor plans and communities designed around the way people actually live day to day.

For someone who doesn't need to be in central Austin every morning, that can be a pretty compelling tradeoff.

What Does a $1 Million Home Look Like in Georgetown?

For this particular tour, I visited a Highland home in Santa Rita Ranch.

And this isn't a basic starter home with a bigger price tag.

At this price point, you're looking at the kinds of features buyers typically associate with a higher-end new construction home: more living space, elevated finishes, impressive kitchens, larger primary suites and layouts designed for both everyday living and entertaining.

One of the benefits of shopping farther north of Austin is simply what your money can buy.

A $1 million budget in Georgetown can look very different from the same budget closer to downtown Austin.

You're Buying More Than Square Footage

When comparing homes, it's easy to focus entirely on price per square foot.

But that doesn't tell the whole story, especially with new construction.

The layout matters.

The lot matters.

The finishes matter.

The community matters.

And the lifestyle you're getting for that price matters too.

That's one reason I encourage buyers to think beyond, “How much house can I get?”

A better question might be:

What kind of life do I want this house to give me?

If you want more room, newer construction and a neighborhood with amenities built into it, Georgetown starts to become very interesting.

Santa Rita Ranch Is Part of the Equation

The home itself is obviously important, but when you're looking at a master-planned community like Santa Rita Ranch, you're also choosing the community around it.

That's something I think buyers sometimes underestimate when they're comparing homes online.

Two houses can have similar square footage and similar price tags but offer completely different experiences once you step outside the front door.

That's why I always recommend looking at the entire picture.

What does your normal Tuesday look like living there?

How far are the places you go regularly?

What amenities will you actually use?

How does the neighborhood feel when you drive through it?

The answers to those questions matter just as much as whether you love the kitchen.

New Construction Gives Buyers More to Compare

Another thing buyers should know is that new construction isn't always as straightforward as looking at the advertised price.

Depending on the home and builder, there may be upgrades, lot premiums, financing incentives or other factors affecting the final numbers.

There may also be opportunities available that aren't obvious from scrolling through homes online.

That's one reason having your own REALTOR® can be helpful when you're considering a new construction home.

The builder has a sales team representing the builder. You can have someone representing you.

Is $1 Million in Georgetown Worth It?

That depends entirely on what you're looking for.

If your priority is being as close as possible to downtown Austin, Georgetown probably isn't going to be your first choice.

But if you're looking for more space, newer homes, master-planned communities and the possibility of getting more for your budget by moving farther north, it's absolutely worth comparing.

And you don't necessarily have to spend $1 million to live in Georgetown.

That's simply the price point I wanted to explore for this particular home tour.
